• Managing all guest communications (calls, texts, website messages, emails, etc.)

• Handling check-ins and check-outs

• Coordinating cleaning and turnover services

• Managing all payments

• Organising any necessary maintenance

• Providing an electronic guidebook, sent to guests before their stay

• Offering 24/7 support for guests during their stay

• A commission-free website for direct bookings, allowing family and friends to book without incurring advertising fees

• Access to the booking app, enabling you to view real-time bookings and block out dates for personal use

• A one-time setup fee of £300, which covers professional photography, editing, writing description and listing the property on various platforms

• ⁠Management commission: this is charged at 10% + VAT (a total of 12%)

• Advertising commission: varies depending on the website

• We promote your listing across 100+ holiday websites, from well-known platforms like Booking.com, Airbnb, Trip Advisor and Expedia to smaller, niche sites. Our goal is to maximise your property's exposure and drive bookings.

When it comes to pricing, there are a few key elements. First, we conduct thorough research using tools like AirDNA, which provides insights into the average nightly rates for your area, competitor pricing, the types of properties that attract bookings, and seasonal price fluctuations. This helps us determine a pricing range for both low and high seasons.

 

Next, we use AI-driven dynamic pricing software that continuously monitors the market. This tool automatically adjusts your property’s pricing based on demand. For example, if a local event like a concert increases demand, the software will automatically raise the nightly rate to reflect the higher booking interest.
